Project Intent StatementThe new five-story building anchors the most prominent corner in the city’s historic North Side, a portal to the historic Allegheny Commons Park and a rejuvenated historic district. The design includes 46 apartment units over ground floor amenities and commercial space featuring clean lines, massing, and materials that mix with skill and restraint with adjacent historic structures. The new corner building ties into the existing garden theater structure, which now houses 3 loft apartments as well as a ground-floor commercial space. The scope originally included renovating the nearby Morton House on Federal Street. It was quickly discovered that the house had compromised structural integrity which made rehabilitation of the original 3-story brick building infeasible. The team worked with community stakeholders to thoughtfully re-imagine a new building of similar size and scale that integrated into the neighborhood fabric and used salvaged materials where feasible.
